PETALING JAYA (March 7): Eco World Group Development Bhd (EcoWorld) is providing one-stop industrial and property services to the owners of the second phase of Eco Business Park 1 (EBP 1) in Johor to help them set up their businesses there.
The developer’s One-Stop Industrial Solution and business incubators offer assistance and business facilities to owners in the process of setting up their businesses during the construction phase, said divisional general manager Datuk Hoe Mei Ling.
“The service includes dealing with the authorities and various licensing agencies,” she told TheEdgeProperty.com.
Meanwhile, the EcoWorld Property Services organises talks and training workshops for owners on various topics, including how to enhance their brand exposure, ways to improve their business as well as training modules for their employees to improve their knowledge and skills,” she added.
With a total gross development value of RM3.79 billion, the 612-acre EBP 1 is located in Flagship A of Iskandar Malaysia. The first and second launches consist of 312 and 80 cluster factories, semi-dee factories and cluster retail space, respectively.
The built-up sizes for the units range from 4,245 sq ft to 9,081 sq ft, with prices from RM2.2 million to RM4.2 million. The non-Bumi lots in the first two launches have recorded 100% and 90% take-up, respectively, to date.
The first phase was launched in April 2015 and delivered to owners since April last year, while the 80 units in phase 2 was launched in March last year. They are expected to be delivered in the second quarter of 2018.
Hoe noted that with the one-stop services, a lot of businesses have ventured into the business park, including those involved in food packaging, electrical and appliances, food and beverage, furniture, logistics and warehousing, fabrication works, and a bridal gallery.
“The businesses that come into EBP 1 will serve as the foundation for the business park to build an integrated ecosystem,” she said, adding that this will also pave way for future launches.
Units in phase 3 and the 108 remaining units in phase 2 are being prepared for launch.
“We’re still firming up the launch date for the remaining 108 units in phase 2 and phase 3, which is allocated for factory customisation. The 247-acre phase 3 is targeting multinational corporations, local small and medium-size enterprises (SMEs) and Singapore industrialists. We welcome clients who require customisation solutions to approach us for further details,” she said.
Going forward, Hoe is bullish about the outlook for the industrial sector in Johor and EBP 1 as the weakening ringgit offers opportunities to Singapore investors to move their plants to Iskandar Malaysia.
“Singapore SMEs are encouraged to move to Iskandar Malaysia for lower operational cost. This will benefit EBP 1, which is strategically located in Flagship A of the economic zone and provides easy access to the state capital’s key economic activities as well as those in Singapore,” she concluded.
